Home size, and single versus double wide
Size is the first driver, because it determines how many support points exist and how much of the home has to be surveyed, lifted and re shimmed. A longer home has more piers along each beam. A wider home has more across it.
A double wide adds a specific complication beyond simple length: the marriage line. The two halves have to come back into correct alignment with each other, not just to a level plane individually. That takes more measurement, more care during the lift, and often additional support points down the center of the home. Sectional homes with more than two units add more of the same.
Pier count and pier condition
There is a large difference between a home where a handful of piers need shims reset and a home where a dozen pier stacks have to be rebuilt from the ground up. What matters:
- How many piers have actually lost contact with the beam.
- Whether the blocks are sound or cracked, spalled and needing replacement.
- Whether pads are intact, undersized, tipped, or driven into the soil.
- Whether the home has enough piers for its size, or needs additional support added.
- Whether older wood pads have deteriorated and need replacing with proper footings.
- Whether additions, porches or decks have their own failing support.
A home that has been leveled before by shimming alone frequently needs more work the second time, because the underlying pad problem was never corrected.
Access, and whether equipment can reach the home
This one surprises homeowners more than any other. The work involves getting jacks, materials and people under the home, and getting materials to the site in the first place.
- Driveway condition. A long soft rural drive that a loaded truck cannot use changes how materials get in.
- Gates and turning room. Narrow gates and tight approaches limit what equipment can be brought to the home.
- Crawl clearance. A home sitting low to the ground is harder and slower to work under than one with generous clearance.
- Skirting type. Rigid masonry or block skirting with no access panel has to be opened and closed back up. Vinyl panels come off easily.
- Obstructions. Decks, additions, HVAC units, plumbing runs and stored items under the home all get in the way.
- Ground condition on the day. Saturated ground can delay work or require a different approach.
Soil condition, including deep sand versus claypan
Anderson County is split. The western part falls in the Texas Claypan area, used mainly for pasture. The eastern part is East Texas Timberlands, and close to half the county's soil is in the deep, sandy and loamy Fuquay, Kirvin and Darco group, with Darco being a very deep sand. The soil under your home changes the work.
On deep sand
The failure is usually a pad punching down into loose material, or water scouring sand from beside a pad. Correcting that properly means excavating to firmer bearing and setting a larger pad, not simply adding shims to the existing stack. That is more labor and more material per pier, but it is the difference between a repair that holds and one that has to be repeated.
On claypan ground
The dense, slowly draining subsoil perches water in the shallow layer the pads bear in, softening support seasonally across a broader area. Durable fixes here usually involve drainage work alongside the piers, and footings that account for the seasonally softened zone.
In both cases, if water is part of the cause, grading, gutters or drainage work belong in the scope. Leaving it out lowers the immediate number and raises the long term one.
Whether anchoring or skirting work is needed
These two frequently ride along with a leveling job, because both are affected by the home's elevation changing.
- Anchors and tie downs. When a home settles, straps go slack. After leveling, the strap geometry changes again and the system should be rechecked and retensioned. Corroded anchors, damaged straps or an insufficient anchor count for the soil all add work.
- Skirting. Panels fitted to the old height often do not fit the corrected one, and skirting damaged by the settlement may need repair or replacement. Rigid skirting has to be opened for access and reinstalled.
Other things that can affect scope
- Secondary damage such as split floor decking or out of square door frames.
- Plumbing under stress from the movement, discovered once the home is lifted.
- Torn underbelly wrap and displaced insulation that should be repaired while open.
- Whether a written inspection report or documentation is required.
- Travel distance to rural properties well outside the towns.

- Say whether the home has been leveled before, and how long ago.
- Note the ground: sandy or heavy, sloped or flat, wet spots or good drainage.
