Claypan and Timberland: Two Halves of Anderson County

Short answer: Anderson County is split. The western part sits in the Texas Claypan area and is mostly pasture, and the eastern part is East Texas Timberlands with deep sandy soils. Homes on the claypan side move because water perches above a dense subsoil and softens support seasonally. Homes on the sand side move because pads punch into loose material or water scours sand from around them. Two homes twenty miles apart can need genuinely different fixes.

One county, two ground stories

Most contractors quote leveling work as if soil were a constant. In Anderson County it is not. The county straddles a boundary between two very different landscapes, and the line runs roughly through the middle of it.

To the west is the Texas Claypan area, used mainly for pasture. To the east are the East Texas Timberlands.   • Getting water away from the home and off the perimeter, aggressively.
  • Grading and swales to stop sheet flow from pooling near the crawl area.
  • Footings that bear below the seasonally softened zone where practical.
  • Ventilation and vapor control under the home, since the crawl area stays damp.
  • Accepting that support conditions here are seasonal and monitoring accordingly.

The timberland side

What deep sand means

Move east and the ground becomes deep sandy and loamy soil under pine and hardwood timber. Darco is a very deep sand, and where it is present there can be many feet of sand before anything else. Sand drains freely, so perched water is not the problem. Sand also does not swell, so seasonal heave is not the problem either.

How that affects a manufactured home

Two mechanisms dominate. First, loose sand carries relatively little load per square foot, so an undersized pad drives itself down into the material. That is punching. Second, sand washes. Running water carries grains away easily, so a concentrated flow can scour material out from beside or under a pad without visibly disturbing the pad.

Look at what the land is doing

Open pasture used for grazing, with grass rather than pine, and low spots that hold water for days after rain, suggests claypan ground. Standing pine and hardwood timber, loose sandy soil you can dig with a shovel easily, and rain that disappears into the ground almost immediately suggests the sandy timberland side.

Dig a small hole

A hole a foot or two deep near the home tells you a lot. On the sandy side you will be digging loose granular material that will not hold a shape when you squeeze it. Watch where the water goes
